Welcome to BP, Garret! I agree with @Andrew Michael. Being that you are so young and new to real estate investing, I think its sensible to use the money you have to partner with a seasoned investor on a small fix and flip. You are in better position than most since you can put some skin in the game. Be patient and strategic. You'll eventually get to where you want to be.
