You don't need a real estate license per se if you are going to buy and hold or fix and flip, but it gives you the power to control your own destiny and not be at the mercy of real estate agents who are either too busy or extremely uninformed on how to work with investors. Since you expressed an interest in wholesaling to start, Id definitely get my license. It will protect you legally since most states have enacted legislation that curtails the activity of brokering deals without a license. I'm not sure what the laws are in your state.
I got my license for the same reason and have not regretted it!

PASS!! If your apartment is located a nice area that is attractive to good tenants, then why settle for a prospects who clearly don't meet your requirements? Play it safe and hold out for someone better.
My experience as a leasing agent taught me that if a candidate does not make 40x rent or have a low credit score, then you should require that the lease be backed by a guarantor who makes 80x rent and has excellent credit score or have the renter pay six months to a year of rent upfront.
