your right, or even maybe some way tenants that can't pay rent can apply for relief, and that money has to come to landlord? who knows, but also agree it will get extended, but at some point something has to give

Of course the moratorium gets lifted and then there will be signs of higher evictions, and I think the needle here will tick up on that number. Want to see how you feel like eviction moratorium expiring? do you think they will just extend it? going to be crazy back up and bottle neck? I know in NY it was hard enough evicting before covid ever hit the scene, can't imagine what it would be like now. Wonder what its like in your market?

I agree and disagree (respectfully) I agree with what John is saying, but I also disagree with it because you can offer 100k less but maybe your offer is more appealing to seller in other ways, I know all of us have bought properties where we were not the highest offer... BUT we our offer was appealing for other reasons, so I would say see what is the reason why the seller is saying, and make your lower offer more appealing because you are also including XYZ with your offer that might be solving problem for seller

never stop looking for deals, you don't need to save up money, find a deal and you can always arrange financing

I do a lot of cold calling myself, and was thinking about hiring a telemarketer to call on home owners also, anybody have any tips? experience? Also what is best way to structure it?
Know some people have teams of marketing, and acquisition managers, looking to take next step to expand business.

There is a house for $110,000 with 300 less square footage in better condition right down the road. Should I focus on buying a BRRRR and put my energy and money into finding a private lender or hard money lender, or should I go through with the purchase of this house?
