Hi BP Community. 

Looking for buyers (builders/developers) who are looking for 2018 building projects. 

I am a licensed real estate broker working with Team Tuttle of Turn Key Real Estate, Inc. We have a long history of mailing/farming Pierce County finding vacant land in which our builders can develop. W

We currently have a few properties on our radar, and we are looking for builders/developers who need a project? Our long term clients that we have partnered with are currently over extended, hence our need for more potential buyers.

Long time listener, first time poster! 

I was hoping to hear recommendations anyone might have for real estate books related to vacation rentals. I am very curious on the topic, and I am currently, working with an investor who is personally looking to purchase a home to serve as a vacation rental. 

I would love to hear any and all suggestions regarding this topic!

Generally, I do not post our listings on Bigger Pockets, as we normally list "Turn Key" properties. However, this property is almost certainly a tear-down. Both the beach house and the second home at street level are in complete disarray. We are looking for an investor/builder to purchase the property and build a true custom, luxury home; this is definitely the highest and best use for this property.

This is a hard property to find comps for because very few properties in this area have a beach house/the rights to build a beach house.

With that said, this property is truly gorgeous, and has serious potential. The view, the beach house with water/electricity/sewer, being right on top of the water a few feet away from sea life - I'm sure you get the picture. Pretty incredible...

This is a property I (my team) has had listed for over one year, because our seller has not been very motivated to sell; subsequently, he hasn't lowered the price. Due to certain, recent circumstances, he has become VERY motivated. All this to say, we have room to negotiate.
