I've installed hundreds of heat pumps both package and split system units in arizona. Your cost will very between 3800 and 5000 depending on the seer brand. Seems like he will need need either a 3.5 or 4 ton depending on house insulation, windows, configuration.  It will also depends on weather it's a split system or an easy swap on the roof package unit with little modification.

Jeff, I currently live in Phoenix and have been investing in sfr for 8 years now. I too am looking to move into multifamily preferably 10+ but am still trying to decide how many apartments would suit me best. 

I may be able to help you in both areas. I've been an active investor since 2008 and am also licensed plumbing, electrical, hvac and general contractor as well as a licensed real estate agent. I have several friends that flip houses and usually do their repairs when buyers require licensed contractor.
