I am still finding deals although it is become harder. I'm almost up to my limit of 10 FHA loans but once I purchase a fixer upper for around 120-150k, do all the necessary repairs, and refinance it with a 30 year loan, I am netting about $300-$450 per month. Not as good as before but the math still works for me at the moment for some deals.

Thanks. I can rent it for 1050 currently as I have increased the rent several times since I've owned it. The other reason why I considered selling it is because the house was built in 1960 and I can get a newer house and still make about the same return on equity if not better.

Looking for some feedback and what you guys will do in my situation. I bought a house in 2012 in Phoenix for $55k which I have rented out for 4 years now ($900 rental income). The house is now worth roughly 160k. I did a cash out refi 2 years ago and got 78k which I have been using for fix/flips. Since tenants vacated, I can sell the house for 160k and after commissions and mortgage pay off will net about 75k on it. Since I don't think the house will go up in value much more than it already has in the next 5-7 years, I was wondering what you guys think of weather I should sell it and use the proceeds to buy another rental property which will go up in value through forced appreciation or continue to rent it out. Renting brings in about $370 monthly after all payments.

I use a guy that charges me roughl $30 per square for removal and 30 for installation. I buy 30 year 3d shingles for about $65.

James, i've been doing fix flips and buy hold for 8 years now and have been a contractor for just as long. Plumbing supplies aRe usually cheaper at stores such as Hajoca. Ferguson is also a plumbing supply but they're a little bit pricier. Still cheaper than Home Depot though. All other materials I usually get from Home Depot. I usually work with the pro desk to get discounts on items when I place larger items. I can usually get very cheap kitchen cabinets from the Home Depot. Cheaper than most other suppliers since I order larger quantity.  Send me a private message if you want cabinets so I can give you my contact.
