I gotta start using this technique, it will be great for my waistline!!! With a smaller budget, instead of sending mailers, you could do a couple of different marketing strategies.

You could get door hangers (Like the Do Not Disturb hangers in hotels) and try door knocking. Door knocking is a technique many people don't feel comfortable, but pedaling for profits could give you an advantage. You are a local person that notices their property is in distressed. You own a neighborhood revitalization company, and you are interested in purchasing their home!

Do you mind if I steal this technique here in Mass? :)

I agree with Stephanie, I have never signed an agency agreement either, but I have also not been asked to. It is building your POWER team and creating trust. If I got asked to sign one, I wouldn't say no but building trust is better than any piece of paper in my opinion.

Welcome to BP! I started out the same way. Building your buyers list should be something you have in your daily routine, whether it is networking or posting ads on Craigslist, you should always be trying to get continuously build your buyers and sellers list. I hope to hear about your success!

Welcome to BP!!!! We look forward to hearing about your success. I was doing some things down in Cape Coral and lucky for me I got rid of everything before the crash. I call Fort Myers/Cape Coral ground zero from the Mortgage Meltdown.

Last time I was down there in 2007, I would look down a street and all I could see was For Sale Signs...

I always tell people that they have two resources, Money and Time. If you have money, you can pay someone to help you market, if you don't have money, you will need to sacrifice your time to do most of the work like stuffing, licking and stamping envelopes, hanging bandit signs etc.

Welcome to BP. It sounds to me the best bet for you is to try to get into an internship with an already established Real Estate Investor close to where you live. Start going to REIA's and network with people, find out who the big players are and try to surround yourself with them, get educated in the field that way as well as reading blogs, listening to podcasts and asking questions here on BP!
