I agree with Eric. A lot of times, you have to test your marketing to see what works in your area and what list you are sending it too. I have had a lot of success with absentee owners, but in some parts of the country you may have better success with Probate.

MINDSET...

This is one of the most important parts of becoming a real estate investor. Everything you do in business and how you handle challenges and respond to them, will determine your longevity in the real estate game. Most of all, it will determine how successful you will become!

There are many times challenges will appear in your everyday business, you cannot control those challenges, but you can control how you respond to them. Anyone can respond great and have a positive attitude when everything is going good, the real test is how do they respond to adversity.

Welcome to BP. As stated, the top 10% are mostly companies that purchase tapes of bank owned properties as well as buying Notes. Technically they become lenders, similar to what Chris has mentioned.

An average wholesaler makes $5,000-$10,000 per deal and I don't think there is a ceiling, I believe it is skies the limit.

Interesting.. I usually put all my offers in as a trust then I sell the beneficial interest when using other auctions sites. I know a couple have denied it and made me put it in my personal name and even restricting the deed for 60 days.

I had a deal "The Nightmare on Elm Street" and lost a significant amount of money. It really got me down for a bit but I kept staying positive and didn't want to let one deal get me down.

I know going in that some deals will be great and some won't be as great. I think the big thing that motivates me is the freedom. I am able to still do the things I want to do while I provide for my family!
