Hi I wanted to ask do you have a similar calculator for your flips?

I know the BP calculator, but I am a number guy. I need to know the formulas and what is behind the results.

I also have your spreadsheets,(I bought your books) But do you have an excel sheet with all the numbers you need to know do evaluate flips?

Something to use when I go over potential deals?

I am searching for a flip property in South Florida.

I am using easytitlesearchcom it is 50 dollars/search

Anybody knows a better and cheaper way to search before I bid on auctions??

PS! I read your book about flipping last week....good stuff. I just sold my first flip yesterday. I was lucky and made 20% but my calculations were weak compare to yours. THANK YOU FOR SHARING, I WILL USE YOUR's FOR MY NEXT FLIP

Thanks J for quick answer.

My formula:

mortgage payment that I pay (2129) times 12 months minus 7% of loan amount (320000) = the amount that goes towards paying off the loan and buying me equity.

Am I missing something?

What am I missing? What is the formula for Equity Accrued?

I am calculating equity accrued in this example

He gets 3251 dollars!

I get 

2129x12-320000x7% = 3148 dollars paying down my principle on 1st year?

I am interested in buying real estate notes, tax liens or mortgages!

Can anybody recommend a book that gives me better picture about different notes and ways to buy them?

I am under contract, but some things came up, we had some mold in the basement etc.

I think there is no 1031, the guys just wants to move to Florida.

@Guy Gimenez

It is very hard to talk to the guy. He only let's his broker and lawyer handle the case.

They do not give out to many reasons.

Hi 

Seller is pushing me to close in 2014 saying he has tax reasons.

Could somebody explain please, what could be behind it?

Or is the seller just pushing me to close fast and trying to hide something?

Hi everybody,

I am looking for a licensed mold specialist who can clean out 2 family basement. I need to do minimum to get my loan. Bank came in and they will not give me the loan before I remove the mold. 

I have an offer from a licensed mold remover. He said it is 3 day work, I just do not like the way he works. During the week he did the estimate he never showed up on time nor did the other things on time!!

I would like to get somebody who has been working with real estate investors and can beat his price!

Any suggestions for good mold guys?
