Hi everybody,
I am looking for a reliable contractor who has been working with investors and can do investor pricing.
I am currently under contract of buying 2 family house, in Union City, New Jersey.
2 apartments and the basement need to be cleaned out. I would like to paint the walls, change all doors, change flooring, remodel bathrooms and kitchen. Windows will stay the same, just work inside the house.
I am looking for companies and guys who can do this? Must have been working with real estate investors before!!
Any contacts?? Any recommendations??
THANK YOU

@Diana Tian
I went with Nathaniel D. Busch, CPA he is also on BP
Thanks @Chris Vail I am under contract so I can't go in with contractors yet. I called 3 guys and they said they can not give me their price before they see the apartments.
Or do you have any other ideas how can I do this?
Hi, I am buying a 3 family in Union City NJ. I am looking to do a light rehab in all 3 apartments. My planning shows me 10-15 dollars/sqf (materials and labor). Each apartment is around 900 sq.
Have anybody done light rehabs in my area recently?? Are my numbers more or less accurate?
(The house is 100% functional, everything is just 20 years old) I am looking to put new kitchens, renovate bathrooms, new flooring, new doors, paint the walls.
THANK YOU
Hi Everybody,
I missed the webinar this Thursday.
Do they record them somewhere, like podcasts?
THANKS
Post: Old oil tanks in New Jersey

@Matthew Paul thank you for your answer. If the tank is pumped empty and then filled with sand there is nothing to leak under the tank. (Even if there is some contaminated soil under tank) or am I missing something. I do not care if there is little contaminated soil under tank as long there is no more leaking and getting bigger contamination!!! I am thinking if it does not get bigger it will not reach the water also??
@Jon Lafferty, thank you for your answer I will look into it. I know that the owner has an insurance now. So if I continue with the same company I should be fine

Hi everybody, I am buying a home in Union City, New Jersey (currently under contract) Home inspection found an oil tank in ground that has not been in use for 10 years. I wanted to get it removed by seller, but they are offering me to fill it with sand (since it is cheaper)
They are saying everything will be done by the law and they will provide documents the oil tank is neutralized and the land is not contaminated.
ANY COMMENTS??
Should I accept the offer???
Anybody had issues with old neutralized tanks in ground??
Thank you
