I am an experienced CRE operator with an excellent track record, looking to meet other capital partners who are interested in above average returns on their investment and like the retail center market.

I am not a HML per se I dont loan money I am a capital partner we work basically the same way but our fee's are going to be a few grand higher per deal.. but for my best clients who I do 10 to 40 deals a year for year in year out.. its 100% of everything with no payments and I pay the insurance. So it allows them to scale much more rapidly than if they need down payment money for points closing costs make monthly payments etc.. But they need to be very experienced and can do some volume.

What terms do you do as a capital partner?

Depends on the deal I customize them to each of my clients needs.. some of my clients produce inventory for turnkey operations  some of them do retail flips and others are BRRR and keeping them.  U can send me a PM if you want to let me know what you actually do the size of your deals and how much time it takes to complete.. for instance we dont do high end 500 to 1 mil retail deals Conventus would be far better for that.. Our sweet spot is the cash flow type homes or modest priced homes and those that can do it with speed.    I do fund a lot of land deals for land flippers . And I also will fund some development deals that take much longer time but we are doing those as true partners so its equity share.  Anyway send me a pm with a little detail of what you do and I will let you know if we would be appropriate.. I know the owner Keith of Conventus well they are a good shop .

Great. Just sent you a connection request and will connect further via message.
