I would be interested in hearing more about the property to potentially take it off your hands for you. I am here in savannah. Finding great contractors will be tough for you. Although, if that is the route you decide to take, I can turn you on to some guys I use. My guys are good, they just need managed well. Best of luck.

But you told them that you were not raising the rent until the lease term is up? It sounds to me that you did the upright thing here. You did not initiate any breaking of the lease early. You just informed them the rent would go up after the end of the lease term. I assume it would have been ideal to you if they would have just stayed put but at a higher rent rate? I don't understand how anything illegal is going down. Ultimately I do agree that the lesson to be learned is that having a great tenant is sometimes worth sacrificing a few hundred dollars a month for. I have learned that lesson before. Now you are facing all of this aggravation and possibly a long term vacancy which may ultimately end up with you renting the place out for the same amount as you were per month. hey Lee and other Savannah folks!  

I am in Savannah as well and would love to start investing in some cash flow properties. I am thinking more of holding and making my money slowly off the rent.
