Thanks for posting, Michael! I am about 3/4 into the book and I am very inspired by it!! I will definitely listen to the audio, too! I would love to get a "mastermind" group together to discuss the book and encourage each other to apply the principles it talks about. Not much is discussed anywhere else about using and directing subconscious / intuition / faith to realize one's goals. This is HUGE!! PM me if you would like to discuss the book sometime! Wow! Thanks everyone for commenting and thanks to the OP for bringing this topic up! This thread has been most helpful to read through!! I am about a year into my investing career and am still getting fear-based negativity from family. A few have started to become curious as to what I'm doing though so that's progress. It sounds like we all go through this to some degree and I can't think of one highly successful person who wasn't called crazy for their ideas in the beginning. It's a great thing to have peers here on BP that understand and have pushed through regardless of what the "poor dads" have to say. Lol Thanks again, everyone!! :)

I'm going to PR this spring to check out a few places for future investment. We are planning on spending 2 weeks mostly in the Luquillo/Fajardo area and Culebra Island. I am really excited to check it out!!

Hi! I own 2 properties on Franklin St near College Ave. So far so good! Or, maybe I lucked out on getting pretty good tenants. Lol. 3 or 4 years ago, I would never have considered buying in this area. Grand Rapids is rapidly gentrifying.

Thank you so much for this post! I am definitely hung up on the MONEY!! I have thus far bought one SFR off the MLS using 20% down + conventional and one from a wholesaler using my own cash. I have about 15k liquid left. Now, I'm OBSESSING about how I'm going to finance the next deal that comes along! I have one in the works that I am going to go see tomorrow but I have NO idea how I will even buy it at this point!!! HOW do I keep going?? How do I get past the seeming fear of "networking" and "getting stuck in some HML until it swallows me alive"?!? I am feeling pretty stuck right now. Confused. Alone. But, I DO know that REI is the right path for me. I spend more time thinking about how I'm going to keep going with buying properties than I do anything else! I am all-in. I just don't know how to get past this psychological block. I just hope I can re-read your post a few more times and start believing it to the point of doing it!! Thanks again.

I just came across a lender like this which is why I searched here on BP and found this post! He posted on my local REIA "haves and wants" page a few days ago about lending. So, I emailed him and he said he lends up to 3M at 3% interest, 100% LTV, no credit check, no DTI, but PMI is required. The 3%, 100% LTV and PMI seemed very strange to me so I asked him about it. (PMI being an FHA mortgage term!) He said the PMI was an $850 up-front fee and that after he receives that and the application ( application had only general information on it, nothing about the particular deal) that it takes 3 days to get the funds. I was thinking "there is no way I would lend to someone with this little information! And 3% interest at 100% LTV?!! Sounds too good to be true!! " I was going to ask for references next but it looks like my suspicions are confirmed here. Thanks, everyone!

Welcome, Robert! Yes, I would say West Michigan is competitive, especially GR. I have expanded my search for properties as far south as Kzoo and also looking into Muskegon/Norton Shores areas. Regardless, there are always deals to be had. It's just about finding them! I am actually looking into doing my own mailing campaign for sourcing deals. Although it takes more work, off-market is definitely the way to go!
