Please help. I have a tenant and his dog chew on wood a lot. Already eat up half of the fence post. Dog is 8 month old. About 80 pounds. I hear if you spary vinegar it will help. Any advice?

I bet my money on the busy road. I see many listings by the busy road sale below market value.
The thought of having a beautiful wife and beautiful kids will make me start day dreaming and give me butterflies. Just thought of having that motivates me.....:)

Hi, I'm doing a lease option with the seller. I need a due on sale clause disclosure form so if the loan got call due he won't take me to court for credit damage or anything along those line. Do you know where can I get one of those forms? or if you have one, can you sent me a copy please?
If I have trouble finding this form, can I just write a contract like the one below and use as disclosure of due on sale and not to pursue legal action ? it would be something like
"Lessee (Jack Ni) shall not be liable for any risk, damage, or accidents may cause to lessor (Josh) such as credit, health, natural disasters or any natural event that's out of Lessee control cause by this lease option."
"Lessor (Josh) shall also not be liable for any risk, damage, or accidents may cause to Lessee (Jack) such as credit, health, natural disasters or any natural event that's out of Lessor control cause by this lease option"
Lessor and Lessee both are aware of due on sale clause for the mortgage on 123 westwood, cabot and aware of the loan may be call due by the bank. Lessor and Lessee both agrees not to pursue any legal action if the mortgage was call due and not to seek any damage cause by this lease option against each other such as health, financial, credit and emotion.
If you think there are better ways to put this or improvement need to be made, please let me know.

Hello, my name is Jack. For those with a lot of experience in hand, how would you know if your tenant is growing weed or doing meth lab in your rental properties? If you deal with this before, how did you figure out they are growing weed or meth lab? What are the chance of me renting to someone that will grow weed or meth lab in my proeprties? Both of my properties are in B class neighborhood and are currently renting to families with kids. Also the city I live in have VERY LOW crime rate. I’m not suspicious of my current tenant growing weed or anything like that (very nice people), I just want to learn how to avoid those type of tanant. Also, I heared that if a tenant is doing meth lab in your property, the bank can foreclose or call the loan due? (I still have a mortgage); I don’t think the bank can foreclose if tenant was just growing weed. Not really sure, just want to check if it’s true.

@Chris Mason Thanks for the comment :) so short answer, lease option for 25 years with mortgage attached to the property won’t trigger due on sale if bank finds out that seller did a lease option with me?

Hi, I did a 25 year lease option with a seller. The lease is not recorded. But if the bank finds out that he did a lease option with me, can the bank call the loan due (due on sale)? I think I read somewhere that you can do a 3 year lease option and it won’t trigger due on sale. Not really sure. Please help me out if you have any knowledge about this.

Hi, good day! Have you hear of any horror stories where tenant suing the landlord for everything he have? And win. Have you ever got sue by a tenant before? Why you got sue and how much did you lose? Base on your experience, what’s the percentage that a tenant sue me for everything I have and win? (Like my car, personal residence, my rental property’s)
