Seeking information on mezzanine financing options for an 8 figure commercial multifamily deal in D.C. proper. I'm curious to know about pricing, terms, timelines, LTV's as well as other details that might prove helpful.

Excellent @Greg Dickerson! Have you successfully completed a transaction of this type before? I'm trying to find templates or copies of other Master Lease Option agreements to make sure I'm including everything that needs included. Tips on where to start?

Thanks for the input @Greg Dickerson. So we can address the option to purchase in the same document in which we lay out the terms of the master lease agreement? When you say "when you're ready according to the terms of the agreement" are you referring to the terms laid out in the Master Lease Agreement?

Hi All,
I'm of course working with my counsel on crafting something unique to my situation but I wanted to see if anyone would be willing to share a copy of their master lease agreement that includes a purchase option?
I was also interested in finding out from those who have done one of these successfully if you handled all details in the Master Lease Agreement or also drafted a Sales and Purchase Agreement and simply had each refer to the other?

@Tj Hines @Anthony Wick @Brandon Wells Thank you gentlemen. I really appreciate the help. I had never seen the two displayed side by side but there are some "affordable" housing units in the property so maybe it's a way they keep track of market rent vs what they are actually receiving. It was helpful to confirm for me what I believed to be the right figure to look at.

@Matt Clark: Thank you! This is what I suspected but I wanted to get confirmation from another source. I have never heard rent collected referred to as Lease Charges. I thought you would just call it rental income. For some reason they track their market rents next to their Lease Charges. See attached graphic:

Hey everyone, I just received a rent roll from an apartment building I've been working on. The property managers have one column labeled 'Market Rent' with a dollar figure of $12,538.00 and a column labeled 'Lease Charges' with a dollar figure of $11,585.00.
Can someone more experienced than I tell me what the difference is between the two? I'm trying to figure out EXACTLY how much is collected in rents every month.

I'm looking outsource our maintenance tickets to a third party that will handle them in a timely and professional manner. It's getting to be too much of a time suck and PITA doing it all myself. Do any other self-managers use a third party to manage the process from tenant complaint, to fixing, to follow up?
I would love to know what others in DC are doing and if you could recommend a company with whom you've had a great experience.
Operating mainly in NE DC.
