Hey Aaron, welcome to BP! I'm interested in your vacation rental, did you do it here in town and rent it out through AirBnB or VRBO? Or did you purchase it in a more traditional vacation spot? I know of a few guys here that have had success renting housing downtown as vacation rentals, it intrigues me as well.

Welcome to BP! I am from the area as well (supposed to close a flip in Soddy tomorrow, but stupid THDA is holding that up until next week). We do have a good community here in Chattanooga, I've had lunch/beers with several members here and it's always good to speak with another investor. I've been investing for about 8 years (started renting my first house after I couldn't sell it) and got my RE license 3 years ago, went "full time" real estate about 2 years ago. Your focus on green-living will play well in our fair city!

Hey Amanda, welcome to BP! I live in Rossville and work with KW downtown. I have rentals spread out over Catoosa, Whitfield, Gordon and hamilton counties, as well as do rehabs. @Glenn Willeford I am in Chattanooga. STRONG rental demand, which has caused rents to rise the past few years. In fact Chattanooga made the "top 10 rental increases" list earlier this year (based on percentage). It's tough to find great deals, we have a multifamily shortage right now. Several big apartment projects be developed around the city.
A couple of big drivers are the Volkswagon plant, which is being expanded and will double its workforce when completed to over 4,000 workers, and the University TN-Chattanooga. UTC has a major shortage of student housing. It is located downtown, which has seen a major revitalization/gentrification which has put further pressure on available housing.
I'd be happy to talk specifics, I'm an agent and I also flip and own/manage rentals.

I can't help you with the construction cost, although I'd love to get into building. I'm in Chattanooga as well, you must be in North Chatt?

If her name is on the mortgage, and yours is not, then isn't SHE the one ultimately at risk with the property? Your risk is the upfront cash, hers is the 96.5% mortgage, correct?
If you ask me, she is providing you with a benefit, why not make it a win-win? If she is saving you 16.5% upfront, why not give her 10% of the equity? Would be a great way to get your family member started off on the right foot, and you still own 90%. Plus if she has some equity, she will treat the place like her own (because it is) and you'll benefit in the long run.
