Connect with Andrew Betts at the Ryan Cole agency in Brook Park. He's helped many out of state, and even more out of country investors with their insurance needs. The numbers you're getting are about right for a 1950's Cleveland house, the most common I've seen is $68/mo. when vacant, less once occupied.

There's lots of investor activity in Cleveland, both local and out of state. Some areas are more heavily targeted than others, but a well maintained property in C areas or better will perform. Try to stay away from rough neighborhoods, and retail prices.

Lots of Cleveland investors on here, you'll have tons of replies and shared experiences in no time.
Cleveland is very diverse. The suburbs are a great place for you to reside and invest, the inner city is more pocket-specific. You may also like areas like Ohio City and Detroit Shoreway, which have seen a big turnaround in the last 5 years. These are the "in" neighborhoods and arts districts, a lot like Wynwood down in Miami.

It sounds like you will be taking on quite a bit, I'd recommend flying in to Cleveland yourself and meeting the team you're building. Drive the area, explore The Land, choose your target neighborhoods, and get the ball rolling. Lots of work but great opportunity. Good luck.

To those saying time & opportunity cost, that's true as an investor's expense.
If we're talking property expenses, the biggest are vacancy, management / staffing, and maintenance. These 3 expenses eat up about 25% of the total income.
