It is true that Zoning for secondary suites in Edmonton is only allowed for detached homes, although; in the past it was allowed. I own a bilevel duplex in King Edward Park (1965) that has two lower suites and is a registered legal 4-plex that has been grandfathered into the new Zoning laws. So it is possible, but be sure to check this prior to purchase. If they are non-conforming and you still want to buy it, then at least you could use that as negotiating leverage with the seller.

Hey @Sara Davis ,

Great to see some more Edmontonians on here at BP. I currently have a 4-plex in King Edward Park that I manage and am slowly rehabbing. I also just acquired a property in the highlands and am planning to demo and infill in early 2016. Ive had my eye on Multi-families for a few years here and they were getting so overpriced. I think due to the low oil prices and the fact that many $Billions have already been slashed off of capital spending by the big players that we should start to see some much better deals come on the market later this year. I am also part of the same Meetup as @Account Closed . PS: Lyle we still gotta have that coffee! I am definitely going to try to make next months meet up. http://www.meetup.com/revenue/

Hey Carling, I'm a new member here too from Edmonton.  Good to see someone else local because I think us Canucks are left to our own mostly here..understandably. I have a 4-plex in town that I'm rehabbing and am currently considering being my own GC on an infill duplex. We should have coffee!

no worries. I found that if I zoom in reeaally close and move like a cat, I can get it every 3rd time. Thanks @JoshuaDorkin.

im having problems trying to get to anything on the drop down menu ie; inbox, alerts, etc. Every time it automatically goes to my profile before I can hit the inbox or anything else. Using an Android Nexus 5. Anyone else have this issue? Is there another way to access msgs or other stuff, or do you have to go to a computer? Thanks!

@Paul S. , Good idea to download beforehand. I got into the podcast about a month ago and would listen to 3-4 per day while painting the stucco at my rental, great motivator, but needless to say I chewed thru a months worth of data in a couple days. Ha! I've got to get better at taking notes too.

Average Single Family in Edmonton climbed to $435,430 CAD

It's very difficult to cash flow anything unless you have a mid range house below 400 and it has a basement suite. Prices become slightly more reasonable for investors as you get into multi's.
