Welcome @Cody Fishel from a fellow South Carolina newbie Real Estate Investor! 

BP is about the greatest thing since sliced bread for new people like you and me. And @Brandon Turner is being very modest when he says their podcasts are a great resource... They are BY FAR the best resource for newbie Real Estate Investors to gain a wealth of knowledge in the shortest period of time. I am about 30 episodes into the Podcasts and the information and insight I have gained from them has fueled my new passion and shown me a game plan for success! Dig into those podcasts ASAP! I try to listen to at least 2 per week.

Something I can finally comment on and be somewhat knowledgeable! 

Though I am new to REI, I have 10 years of experience in the wholesale exterior residential building products industry. Here's a free piece of advise for you... NEVER buy your exterior products from a big box store(HD/Lowes). Along with their overall lack of product knowledge and application, their profit margins on products such as vinyl siding, fiber cement siding, windows and roofing materials are ungodly high! Seek out local wholesale suppliers for products. A handful of my customers are RE Investors and I have been told numerous times we save them significant money on their material costs.

@Calvin Harrington there is a lot of potential in Anderson, but also a lot of barriers from the Anderson CITY government. Instead of incentivizing the REI community, they make us out to be greedy wall street type people and tax the ever living crap out of us and also make it near impossible to evict a dead beat tenant. The first thing I heard when I got into REI was to avoid investing inside Anderson city at all costs. Now outside Anderson city, but in Anderson County, there are deals to be had, especially in mobile homes.

@Vincent Noe GREAT to see you on BP! I'm hoping my mentioning of Bigger Pockets at our REI meeting a couple weeks back was the catalysts to get you back on the site and posting!

Congrats @Jay H.! That's awesome! 

I have came across many properties in my area that are listed by Hubzu but most seem WELL overpriced for the market. Would it be possible for you to give a quick recap or point me to the post you used for your Hubzu buying process?

Welcome to BP @Todd Hunter! I am also a new investor from the Upstate. BP is a fantastic site full of information and helpful people. Try to listen to as many BP podcasts as humanly possible. They are full of great information and will get you headed down the right path.

Welcome @Jeff Becker ! BP is a great site with more info than you thought possible on any topic. The search the site tool is great for learning about specific topics. From there, each post will usually have the related discussion posts at the bottom of the page. THOSE ARE GOLD. I've learned so much you by clicking and reading link after link.

@Account Closed Good Advice! I will probably go to 1 year on the MF if I continue to pursue the deal. I am in the early due diligence stage right now. We're feeling each other out... Seeing who will blink first. Thanks for your advice!

@Dave Fontana  you picked the wrong two days to come down to Greenville... I'll tell you that! We're supposed to get a bunch of winter weather (snow and ice) tomorrow evening and into the night. I'm going to say the Upstate will shut down come tomorrow around 3PM. And before you say You're from the North and a little snow doesn't scare you I'll tell you I am from the North too. Cleveland to be exact. The difference is the snow is crippling down here. We have like 1 plow for 4 counties and that might be generous. The roads are left with snow/ice until they melt.

So.. Just be careful out there! Let us know of any deals you might see. I'm always interested!
