Congratulations, James! 25% off asking price? Sounds like you got a great deal. How were you able to negotiate such a great discount? Could it have been the appraisal? Percentage wise, how much are you expecting to cash flow after PITI?

@William Hubbard III I agree with @Stan Sugarman 100%. But that is not to discourage you. Have you considered working with a realtor? How soon are looking to make your purchase?

In your state are buyers not required to honor a lease that begin before they purchased the home? If so, would you be willing to allow them to renew and telling them you are going to sell. That way you are at least giving them an entire new lease term to figure things out

Location,location,location. Your 40k can mean a completely paid off house in one neighborhood that might potentially cash flow 2% per month. Or 40k could be used to put 10-20% down on a couple of properties. It could even be used towards a rehab budget if you are willing to get into fix and flips. The bigger the risk doesn't always mean the bigger reward though. Network with a few likeminded but more experienced people who are already doing what your are doing and get some advice from them too.
