Merchants Mortgage has pretty good rates. 2-2.5% origination & then 10-10.5%. They do 90% I believe on both sides, ARV 75%. Let me know if you'd like some MLS comps too. Good luck!

Hey Kennith.  There are lots of good areas around KC, but if you're new to the area, then I'd be glad to help you narrow down what makes sense for you. You might also look at multi fam (probably 2-4 units) & live in 1 side until you move.  Usually cash flows a bit better.  Best of luck.

If you're ever in KC, let me know & would be happy to meet & discuss.  I would just narrow down where you want to invest to start off & learn all you can about that area & meet the right people.  Definitely go there as well & tour some areas/properties.  Once you have that down, then everything can be done long distance if needed. I use Allstate (Brian Green) for 4 & under units & Lititz for 5. They do a 6 plex for me in kck for around 1150 I think.  Worth about 150k ish.

I'm definitely biased, :) but I would work through a RE agent if you're an out of towner, especially on your first few properties as they can help you with knowing what the right price is.

I use Brian Green with Allstate.  He's fantastic & investor friendly - he does my flips & rentals.  Knowledgeable & easy to work with.

Gary Martin with Integrity Building Inspections is faaaaantastic. Far & away the best inspector I've used in 10 years or so in RE. He also has investor friendly options, but does book quickly. Tell him I sent you. :)

Hey Brent.  I used to do PM in KC & at least personally, was never something I wanted to do long term as it is a ton of work.  There are some decent PMs in KC, but could always use some more quality competition.  Just make sure you are fully ready for it & have a good team in place with good investor & tenant communication.  Probably our biggest issue was that we added workers too slowly even though we added new business quickly.  If you get behind & don't have new people ready to handle new biz, it can be rough.  So I'd say over staff a bit if needed or at least have some people to help you part time until you hire some one full time.  You can also look at buying another company's book of biz as PMs can come & go quickly.
