I like the buy/holds - 2-8 unit properties & really just look for a good return in a decent area.  There aren't a ton of really good ones, but they are out there & just need to be patient & be ready when they do.

Ty Haas - I usually work at the front desk of the MAREI meetings so say high next time you come! They have a list of most of the local investor meetings so take a look at their website for that.

I'm a local broker and have some rentals & help others as well.

I'm always looking for any type of good deal too so let me know if any of you come across one. KC is a great place for many different kinds of RE investing.

You definitely want an agent who does investing themselves or at least has done it quite a bit in the past for buyers/sellers.  They have to know how to analyze an investment property which many do not as they don't specialize in it.  I am my own agent/broker which is great, but it does take time, knowledge & money to become your own agent.  I recently closed on my own 6 plex & it is nice to save the commission, but on the other hand, I also definitely earn that commission when working for investors especially for newer ones.

Cliff is right on - most of JoCo is more for appreciation than CF. I've got my rentals in KCK & KCMO. Just make sure you screen properly for tenants & you'll usually be fine or get a good PM (I can help with that ;). I can also set you up on an auto MLS search so you'll see the fee good ones come up quickly.

Hey @Ryan Barr - I'm a broker & investor in OP/KC & am happy to set you up on an auto search through MLS. That way, you'll get notice right away about any duplexes in the areas you like coming on the market. Zillow is good for FSBOs & other sites are good too, but this is the best way to see most multi fams. Just PM me if interested.

I'm an agent in KC (and PM) & those aren't #s I would look at for myself or another investor, unless you can get those expenses waaaaay down.  Have you been looking long?  Really good deals are out there, but can be hard to find & do take patience.  I'm closing on a 6 plex in KC for 125k in a few weeks, but as I said, not a ton of those.

I'm with Worth Clark Realty if you need a good PM or RE agent. 

Jack stack has my favorite beans & q39 is great as well. Tons of other good ones of course. I get spoiled going to agent open houses offering free bbq. Mmmmm.

Hey Keong.  I am a broker/manager for a KC RE company & we also do PM metro wide.  You can definitely get a good duplex with a solid tenant for low 100s or even less (I own several personally), you just have to be patient & ready when a good one to comes up.  Let me know if I can help!
