My job has recently transferred me to Atlanta from Houston, and I am looking to purchase a small multi-family property 2-4 units. I have a very flexible price range and am looking for an agent who is investor friendly and very familiar with the area so we can get to work! If anyone has any recommendations, or you are a great realtor yourself, please reach out!
Thanks in advance,
Brian

Hello,
I'm looking for real estate agents and wholesalers in Atlanta and the surrounding areas who I can connect with for leads through email /contact lists. Looking specifically for 2 to 4 unit properties in B and C class neighborhoods that can provide 7% - 15% cap rates. I would be an out-of-state investor (Hawaii) so I prefer properties that won't require too much rehab work if possible, although if the deal is great I could handle with it. Perhaps a tall order but I want to try.
Thanks in advance!
Mike
Hello Mike, my wife is actually a real estate agent that can definitely help you! Dm me when you can.
Has anybody ever closed a deal off of Zillow by targeting preforeclosures list on there?

I don't purchase lists per se. Only from time to time I purchase lists based on demographics: i.e. owners who are over 60 years of age, don't live in the property and have owned the property for 10+ years.
I have been trying to target tax delinquent properties in my county. From videos I would listen to they would say it would be a list of thousands of properties from land, residential, and commercial. But when I check my county site it's only a list of 240 every month. I called my county and they said they do not have a list anymore. How do you go about getting your tax delinquent list?

Let her do the wholesaling, you do the marketing so long as they are not yet listed. Or just don't even look at the MLS but market like an agent/wholesaler. If not sold then offer to list
Where do you get your list from?
I populate my own
What do you target when you populate your own?
