I personally don't believe the housing market has hit bottom. Banks are holding 90% of their inventory off the market, rates have no where else to go but way up, prices are still in a bubble (wages are falling) and fast money (hedge funds and investors) are buying up the inventory. When the bubble pops again, the speculators will sell fast!

I plan to keep learning for the next few months and I will be ready to buy up properties when housing bubble 2.0 bursts

What is the best way to find a good Realtor to help you out with accessing the MLS and getting comparables?

What can I give the Realtor in exchange?

Is it recommended that all wholesalers get their contracts reviewed by an attorney? The cost is about $500!!!

Sean Terry and other wholesaling experts give out their contracts so isn't it pretty safe to say that their contracts contains all the proper clauses?
