This is a general question but what are the best ways to buy investment properties?

Do most investors buy with at least a cash down payment?

Do investors use "no money down" strategies (finding motivated sellers) to buy cash flow properties?

I am looking for some guidance.  Who is the one of the best gurus that I can learn from?

Can anyone recommend a RE brokerage firm (with no desk fees) in Southern CA that buys distressed properties? I am looking to hang my license there and work on their team to find deals.

 Thanks.  Yes, I been to a couple of their events.  I am waiting for the next cash flow 101 event.  

For now, I want to learn the basics and find out how to calculate if it's a good rental investment property.  Do you sell cashflow properties?
