Funny thing, I learned about BP from taking the course on Udemy, great for beginners and from what I can tell follows the ultimate beginners guide!!

@Dante Pirouz: I did have all the numbers but I believe I did my analysis incorrectly, and it is something I am still gaining experience on, I haven't talked to the seller yet, partially because, this is some what hypothetical for me with the lack of funding, and I have to be very creative on how I accomplish that. 

@Josiah Swartz: I had an feeling that about the area, with it being my first, this is the reason I posted the question.

Just want to extend my appreciation to everyone so far for the much needed advice.

It's close to the hospital, not too from from campus, I thought about the rental side of it as well and from my analysis  I looked at 850 monthly, with a little over 300 in cash flow

Now I may catch flack for this but I am learning and really am looking for a more mentored view, or generally a personal view from everyone who wants to help the new guy :), I want to understand the analysis process, and because I don't have much in the line of funding, I wish stick with learning. Would something like this property be considered a decent investment for flip or rent, and yes I completely understand that there are numerous blog posts and forum discussions on this.... But I would like a more personalized approach. This property appears to be for sale by a broker and a good price, but while I was trying to go through the calculators I realized I am clueless on a lot of the aspects. Call me crazy but I want to get it right. Anyone with advice, I would appreciate it.

I've read mixed reviews on wholesaling, some good, some bad, but I'm still trying to wrap my head around that whole thing, I understand the basic gist of it, just trying to figure out how to "find" the sale and the seller, if that makes any sense?

Andrew,

Thank you for the timely follow up, I will definitely look into Brandon's book, I have been debating on purchasing it, which really should be a no brainer, I kind of figured that VA loans were similar to FHA but really just needed the acknowledgment.
