I would start with teaching them financial literacy first, and then go into different avenues. If your adamant about teach them about investing, you should find examples in that age group, or make a game of it. Hope this helps.

It really depends on your long term plan for the property, are you going to sell it at some point?, or set it up so they give you a down payment, agree on a period for the contract and give the option to buy at the end of the period, if they can not buy at that time you can renegotiate the contract and price depending on the market value, or you can just move on and continue to rent, I'm not experienced but I'm sure you'll get more answers than mine, probably better and more detailed too! ;)

You may also want to look into Property Management Companies, unless you want the late night phone calls for minor issues.

@Trey Brooks if your wholesaling the property this would be a negotiating piece due to the fact that you have an infestation, and your buyer will have to have the place fumigated and then wait a bit to make sure that they are gone. Check and see what the price would be to do this and then take it to your seller and go for a lower price?

for 9 bucks a month you can market it on BP with a plus membership, other than that the avenues you already mentioned plus you can use facebook too I think
