If you follow Michael Zuber he is putting syndications on hold and focusing on lease options in SFR. It's great validation for the focus of what we are doing with my company.

You might like our Hybrid investing model because it is hands off for the most part and has many other benefits.

Most of our investors are working W2 jobs and don't have the time for complex strategies like BRRRR. Some of them have done traditional turnkey or regular rentals and were looking for better alternatives.

I like MF syndications as well as SFR when done the way we do them with our Hybrid model. It's similar to turnkey, where we find lease/option buyers, vet them with our lender partners up front, then if they qualify we let them pick out a home and match them up with a single investor. It's good for busy professionals because the maintenance and repairs are the responsibility of the tenant so everyday property management and expenses are not on the shoulders of the investor. There is money paid by the tenant up front in the form of a non-refundable option fee that brings net cash down and is nice insurance. The cash flow and back end profit in 1 to 3 years is better than syndications and doesn't have the typical headaches associated with renters that don't have any skin in the game.

I did not end up building the ADU. I could have tried to get it rezoned I suppose and it might have been likely to go through as they have started to relax their rules apparently. But after looking at the costs and realizing I didn't want to live or be a landlord in that neighborhood I gave up on the whole idea.

I'm sorry to hear that some people have had problems with their automatic billing and have had bad customer service calls.

Personally, I have had a great experience with Ron Legrand and like @Aaron Anderson, have attended his Fast Track and Quick Start courses. I'm also a member of his site which has a ton of great resources, and have a very knowledgable mentor that was assigned to me and my business partner.

Is there a list or website that shows what cities or counties currently DO allow short-term rentals in homes that are NOT primary residences? I know Denver county must be a primary residence because I was a Super Host in Denver and followed the rules.
