When my crew does a demo we make sure the place is clean. Broom swept, all debris is in the dumpster and trash and garbage are at the curb. A pro does it this way. I'd expect that after demo.

I have some units coming up... I usually do not allow for pets but lots of demand for this and I want to max my options. So.... cats and dogs... yes or now and how about surcharges or cleaning fees etc?

@Sean Delagrange I name mine after the project in the case I actually need an LLC. I do not use them for single investments. I usually use them when there are partners, complex agreements or some sort of significant liability issue that can be bifurcated from me as an individual.
You will get a lot of glib answers on this topic such as "you don't need an LLC" from this post. And most likely you do not but best to explore with a trusted advisor or attorney as to what you're trying to protect by setting up an LLC. If it's something that going to go back to you individually anyway just save yourself the time and do not form one. In most cases e.g. financing, you're going to be personally liable anyway.

I have made a career out of out of state investing and supporting out of state investors. Def worth it. Need the right team and support but again... worth it.

@Vinh Nguyen my mentor taught me that I should be slightly embarrassed proposing my first offer. It's part of the business I follow that and have gotten them accepted before.
