@Account Closed while I do agree with the no go squares I believe if you bought off St.Felix - Carleton the value should go up, especially with the new subdivision going up behind St.Felix. I would still avoid Prince Arthur and Louisa.

For the realtor fee's on closing you have to pay HST, it would be another $2275

I use A-plus but might consider managing on my own in the near future
Most properties in the area appreciate after a reno as long as you follow a few rules:
1) There's a little "square" i recommend to avoid (Montreal Rd - 2nd st and McConnell - Belmont)
2) Know your numbers (reno, holding, resale)
3) Watch for places built between 1950-1980, some of those properties had no-corrode sewer lines... they corrode and it costs about 6-10K depending on how bad the pipe gets

Hey @Kevin Marshall, have you looked in the Cornwall or Morrisburg area? I purchased a 6 unit last year with around a 7.5% cap and just purchased a duplex, which i will reno and refi. That should see about a 9% cap. If you would like more info on this area let me know, id be happy to help. Do you do large multi units?

I thought about house hacking and wouldn't be opposed to it. Since my current living expenses are very minimal and I have a unit generating income I would much prefer the brrr strategy. Difficulty I'm having is finding good deals. I thought about driving around and door knocking, or sending mail-outs to specific properties. Have you or do you know someone who has tried either of those methods?

Little backstory on me; I received my real estate license in Ontario and purchased my first rental unit September 2017 in Cornwall On. I discovered BP through the podcasts and really like the BRRR strategy. I just wanted to know if there was anyone in the Cornwall or Ottawa area who has done this and how you went about finding deals. Any advice is greatly appreciated
