Thanks everyone for the advice. I am going to get it fixed...it was there at move in and they do use it. I'll possibly replace with a unit without the dispenser upon their departure. Cheers!

...should i fix? I feel that this component is a liability to have in a fridge IN a rental (single family in an intact, transitional neighbourhood). I am thinking that I'll see about fixing if it's reasonable, but if not just keep the fridge as is. Once the whole thing tanks, I would replace with a unit that doesn't have a water dispenser. 

Thoughts??

I am looking for these values to help evaluate MF properties. I believe that Commercial MLS has these, but I am not a realtor. I wish to use these to compare against Gross SF to see if there are any opportunities to add a unit or add in addition bedrooms, etc.

I would like to search for properties (commercial and/or residential) with a higher delta between Gross and Rental Square Footages. Are there any good search tools that I can gain access to that would have these data two points? Cheers!

@Alex Kovalenko Move on. Make sure to stick with your minimum requirements (a background check should be one of them to protect your asset). Fast forward a bit and imagine him as a tenant...sounds like he'll be difficult.

I just started using FF and it's hard to get people to respond. I am guessing that Seattle is pretty competitive. But whenever your see a lead (person looking for a place) with an email and/or phone #, call them directly if you can; email second; Lastly use FF's email tool if the first two are not present.
