If you know you have a buyer for the property lined up you shouldn't even worry about putting up an EMD.

If you don't know you can move the property and are afraid to loose said EMD then you have no business putting it under contract.

As others have stated what's it worth? Is 60k still a good deal? If it is then that's a guy you want to keep in contact with. If he can put houses under contract for that low of a price he is a true "wholeseller" Out Where I live most of the wholesellers are a joke. Bunch of guys who do not even own their own home. They email me and try to pitch me 50k properties that I can buy on the MLS all day for 25k-30k

Where I live almost all of the residential brokerages make all agents under them sign up for NAR. I only know of one that does not.

I'd recommend a j/v with someone in your area with a proven track record. With the amount of cash on hand you will have guys beating down your door to work with you. Learn all you can from them then go from there.

I think working hard as a realtor while cleaning up that credit would be the most practical path to Real estate investing.

tough call. I don't have any 2k Sq ft houses that I rent. Everything I have is 1k sq ft or under but I charge $150 up front and $15/month.

Whenever you have to replace plumbing never go copper. Most of the criminals just want the copper.

Doesn't always "have" to be an E.M. amount. It's just very common.
