another reason to put the properties in an LLC that both you and your aunt own is that in Ohio a person is required to be a licensed broker or agent working under a broker to collect a fee to manage properties for someone else.

@Brian L. is correct. If your gut tells you something is wrong with a tenant you follow it. If you were wrong and she really is a good tenant, who cares? You already found another good one. If you let her be your tenant and it turns out your gut was right now you got a big and potentially costly problem. This isn't the stock market. Go with the gut.

I'm currently under contract on a triplex and SFR (both will be long term rentals) were closing last the week of FEB. It's a J/V with another BP member.

Before you will be able to make money as a wholeseller you need to become an expert in evaluating repairs. If I were you I would focus my time and energy into that. Without that knowledge you will not be able to find good deals that you can actually close. I believe throwing offers that are a quarter of what they want right as they are listed will be a waste of your time and energy.

You could ask for last year's tax return and bank statements to verify. Id pass on this tenant if those do not bring proof that her job is legit. Not worth the risk.
