personnaly I'd recommend hiring a good G.C. If you get a good one they can save you so much time and energy. + they have solid connections to all the subs and "unskilled" labor.

What are the comps on this property ? You say retail is 199k. What are the foreclosed 2 families going for?.

zilliow is a good resource for solds. The zestimates. are usually a bit off tho.

If the agent has an exclusive right to sell agreement in place you won't really be able to go around him. He'd get his commission or be able to sue for it regardless of you calling the family directly or not.

If they are trying to sell it for 200k and it just hit the market you stand about 1 in a million shot at buying it for 50k.

You could bargain. I've got a couple wholesellers who send me leads in exchange I run them comps.

If you bought it going around the agent he'd be able to sue the seller for his commission.

I'd have to pass. Income is low, both parties have no job and she's got a whole bunch of pets. I'm normally pro pets but that's a zoo.

Having your license will not affect your deal. I of course diaclose every time i buy a property. The listing agents/title company employees don't even seem to notice that I'm the buyer as well.
