I personnaly have not done any P.M. on vacation rentals. 10% is the norm for regular P.M. but vacation rentals requite more hands on work. I live near a party island called put n bay. Lots of vacation rentals on the island. The guys out there all charge 20%

Do not contact the list agent?

Have you already put this under contract with the owner but not told the listing agent about this? & now your waiting for the listing to expire to assign it? If this is the case you are putting the owner at risk to be sued by the agent who im assuming has an exclusive right to sell agreement in place on this property.

Or are you just collecting a fee from the owner for finding him a buyer after the listing expires? An activity that requires a real estate license.

@Brandon Schick I'd say it's time to pull the trigger. Prices are low right now. You can't prepare forever. I believe @Dawn Anastasi calls it analysis paralysis.

Out here where I live some of these inspectors are a joke. Any schmo off the street can become a home inspector.

I would tell the buyer you believe that this inspector is wrong in his evaluation of your home. I would then have them find any 2 home inspectors they want and offer to pay for them to complete a home inspection. If they come back with different reports then the first guy you should be good to go. If they come back with the same report, well you may need to reduce or fix the issues to sell the house.

Excel spreadsheet and a shoe box. Not saying its the most sophisticated way, but it works for me.

Do a j/v with someone on a cheap rental. 25k can buy a house and provide the rehab budget in my area.
