Dan Kelley This is really helpful. We only pulled back part of the carpeting to find a very old wooden floor, but we will rip it up to look for trouble spots.

I keep hearing about Allure from landlords, and we looked at a similar product. Is there any downside to a product like this? Ideally, we would love to get a long life out of our floor.

We are renovating a smaller unit that needs new flooring in the bedroom/living room (about 350 square feet of flooring). It currently has carpet. We were tempted to glue down vinyl plank (we had luck with pressure sensitive glue in another rental), but it seems like that will require us to add a subfloor. We don’t have the time or talent for that. We did look into click tile, but a great sales rep talked us out of that. He explained the pad wears out and eventually we will need to replace that, as well. This is an interesting unit. It has a great layout and outdoor space, but it is small is square footage and has a tiny bedroom. It won’t rent for much (maybe $700), so we don’t want to go too crazy with our flooring budget. Thank you!

We are new investors that will be self-managing our properties, and I'm looking for advice regarding streamlining communication and marketing. More specifically, I'm wondering if creating a DBAing would help with this. 

Our situation: the name we used for our first LLC is a name we would like to continue using for communication and marketing purposes (for example, XYZ Group, LLC.); however, our other properties will all be owned by LLCs named after the property address or in our personal names. On the bookkeeping end of things, these properties will be handled individually, but I would like to have one email address, one business card, one google voice number, etc. for tenants. In other words, we would be XYZ Group to all tenants. I'm thinking that creating a DBA would help us accomplish this, but perhaps I'm missing something.

In part, we want to do this to make life easier for ourselves and tenants. Also, my husband and I both own businesses and while tenants do know our names, we would like to create some distance between our other professional lives and our tenants.

Ryan Bolesky I took the advice of a poster and reached out to Kinderhook. They have been amazing! We worked out a low down payment and super low rate. It took a ton of time and energy, but we are due to close soon! I'm interest in Homestead, but I never got a call back from them.
