I get it know @Devon Garbus this is a great way for me to figure an approach to where to start. There is definitely a lot of research line items to take into consideration. I figure if I can elevate to the higher price point there will be less competition because most investors in my area are in the below 400k ARV price point. But if I can get leads that high I must be on a good range on my comps and repair cost.

@Dan M. Thats cool, I want check out the court house auctions one day in the future. My work schedule does not allow me to go to the ones on the court house steps. You can look in the news paper periodically, The tennessean puts auctions in the classifieds and you can go to the houses that are being auctioned. I started out by doing this and still do when i can work it in to my schedule. I was able to find cash buyers and other investors that were actively investing in the area. Great opportunity for networking.

@Alex M. Thats awesome man!!! Thats what I did to get my first wholesale deal done last week and I am hungry to do another one. My plan now is to wholesale enough to get a down payment for a conventional loan. So that I can get a turn key property. After that or simultaneously looking for other deals to flip with private or hard money to increase rental portfolio. I want to do 12 wholesale deals this year 1 flip and have a 2 properties in my portfolio. Its posts like this that get me fired up about possibilities!
