If have a good deal they will buy. Im not shure how the new construction would go out in these areas but, rentals and flips, are a being bought everywhere. Im working a deal in centerville now.

@Reggie Burnett @Matt Leavell @Victor Gootee @Patrick Sanders. Im a wholesaler in nashville. I have come across deals that work for some and not for others. I would say that when scoping a deal what is the intended spread that you look for @15%, 25-30% margins? I would be interested in knowing that information. There are deals to be had but would you say that knowing what you know what profits you want will help you find deals more efficiently?

Hey Brady Olson I'm an new investor as well. I'm using the wholesale part of the business to learn the game. @Patrick Sanders what makes you want to move? I am just starting in real estate in Nashville. I recently completed my first deal and have a few others in the pipeline. I am also interested in investing in other areas outside the city limits. What did you do to be successful in Nashville?

I would also mention, there or meetups monthly for any facet or real estate investing as well. Some are organized by the Rein and some by the REIA however there are some organized by individuals. A lot of good information in any of these groups.

I am in the navy with plans to exit the military to go full time in real estate investing. So 2 years ago I financed a car I really wanted; 07 Impala ss. A little style and fast. This past year I had some transmission trouble with it. Everyone was telling me to buy something new, 2014 or better. With my salary I can easily afford it. Even though i have only done 1 deal so far but none at the time, I paid the money to get the new transmission (had extended warranty) came with 3yr warranty,  for a reasonable price and will have the car paid for in a year. When people and co workers tell me that I should upgrade I tell them I won't buy another vehicle until I hit my goal of 10k per month and debt free. @Luke Petrozza talking to brokers attorneys and the such I think I is more of a phone call and lunch relationship building thing. Because the professional has to have a reason to give you a lead over Someone else looking to do the same thing. The letters would generally be direct mail to sellers just like any other seller. If you identify within your market those zip codes where the high end properties are and target them with mailers as well as professionals working the market. Just my guess..

Luke Petrozza there is a Facebook group wholesaling full time. There is an investor that operates in high end homes and he mentions white letters. But I'm interested In finding out this information myself.
