@Felicia Pryor I would say that all you really need is biggerpockets, I have never looked into the courses you mentioned, but I have bought and studied several courses, and at the end of the day biggerpockets has helped me 10 times more than all of them put together. It is just my opinion, but I think there is better places to invest your money. Best of Luck!!!

You will need to do some networking... Ask them about there business model, ask if they do there own marketing? What type of marketing they do? Who they market to? If they send postcards or letters and if so how many a month? If they do any kind of Internet marketing? If they have a website? If they carry business cards with them? All those question will qualify them a little and let you know they are at least a little serious. If a wholesaler sends you a deal that you have seen before for a lower price, move on! They are just piggy backing off another wholesalers deal, bumping it up 5k and hoping to get someone to bite. Get to know as many wholesalers as possible and over time you should be able to find one or two good ones... Hope that helps! Best of Luck!!!

This business is like any other business.. Plan on years invested building it before you see big results.. If it happens sooner great!! But you have to be in for the long haul and have a long term mind set if you want true success in real estate! Best of luck!!!

Private and hard money lenders want to see the deal.. They lend on a case by case basis, so they will not give you a set in stone answer before hand.. They also like to see experience, cash reserves and multiple exit strategies.. Check out podcast 9 on hard money.. Best of luck!!!

I have heard you can market to building owners that have held their properties for 20 years or longer.. Found through county records.. The chances of them having equity are much higher, and the average apartment owner buys around the age of 45, 20 years later put them at 65.. More motivation.. Just an idea.. Evictions is a great way as we'll!!!Sorry about the 2 post before.. Best of luck!!!
