Vuk Dulanovic sound like you did your job overall.. He was not going for your offer, but he might be able to refer some leads? Sounds like it went good for what you had to work with. If you are getting traditional financing, the bank will have first position. Where dose that leave your family and friends money if everything went bad? What secures them in a worst case scenario?

@Chris Payne First off congrats on gathering 156 prospect properties in one day! I figure the area might be a little run down to accomplish that? With that said I personally would just mail to all 156. Equity, back taxes, absentee owners are all very important! But with that 156 mail to the owner, even with an outstanding 10% return rate you will only have to filter through 15 potential sellers. On really large list filtering is obviously a really good idea. To your success bud!

Just out of curiosity, do you have great deals available?  The only reason I ask I because finding buyers will not be hard if you have a great deal.. I think another good way to find buyers is to drive your city and look for houses under major construction. A dumpster out front, porter potty,  you know if house looks like it is being flipped most of the time. Hop out with a business card and try to talk to the person running the flip and tell them what you do. You might run into a sub ask whats a good  time to catch the person in charge. Talking to someone in person is a hundred times better than a letter in my opinion. This is how I found the guy I work with. Also while your out take note of all the ran down houses in the area and build a list to market to. There a ton of ways to find buyers. Finding great deals and creating value for your buyer is the real work.

Everyone has posted great advice. I would just add, that no matter who you are working with put them before you. Not in a get walked on way, in a respect way. Always be thinking how can I bring value to the situation, treat people fair and always follow trough with what you said even if it takes longer than you originally planed. I feel if we do these things you will have more than just money, you will have a business that you love and people that love working with you.

This is a never ending topic that comes up. I say learn your market like the back of your hand. Look at a ton of properties,  know what makes a good deal and what dose not. Learning how much it will cost to fix/repair a property is where I think most wholesalers drop the ball. Tell everyone you come across what you are doing. And stay consistent! Something good will happen eventually. Finding great deals and negotiating a great price is a skill that will take time to perfect! I don't see the point of building a massive buyers list, just to have them wait for you to learn these things. Try to find someone already building a wholesaling business and try to learn from them. For me hands on is the best way! Hope this helps!

I just wanted to add that not all naysayers are bad people, for instance you might have a mom telling her child not to hit a jump on his motorcycle. She is letting her own fear get in the way of her child growing and getting better. But she thinks she is protecting the child. And you do have people that are flat out miserable, and they just hate everything in life. And every type of person in between. We can learn something from anyone who walks into our lives if we choose to, the people that are telling you it won't work might be great at build relationships, organization skills or time management ect. Just don't take investment advice from them. Two things I have learned is that are job is not to understand "why" people do what they do, our job is to understand "why" we want what we want. And never do things to prove someone wrong, do it to prove to yourself that you can do it. Just my toughts.

Yes I do the list is cheap. From my experience with listsource it is up to date with the correct information. As far as return that is going to depend on your market, your marketing piece and how many times you hit them.. We use them combined with yellow letters  (that we write by hand) and the phone rings. On average a phone call every 10-20 letters. Also remember the holidays are coming up, people are busy. Not saying don't send them, just that the response rate might be lower.
