@Shayne Stuart Dawe I took a couple of these lower dollar classes before and they seem to give you just enough nuggets to get you interested in the next higher dollar class. I also found that some of the information they give you is wrong. I have found that this forum and REI classes in your local area are much greater way to learn.

@Alex Get I would be careful that you treat all tenants the same so they can never come back on you for discrimination of any kind. Personally after 3 times late, I would make it a standard that you would file eviction and then stand on that each and every time at this juncture.

Looking down through your post, if your installing an electronic gate, require an email address so you can send the gate code to them. That would take care of getting the needed email addresses.

@Drew Joseph agree on staying in touch. I currently rent 2 units up in the Cornelia area. My brother owns a storage place outside of Denver that has 600 spots, so he has a lot of tips I have picked up over the years. In case your interested there is an REI group that meets the last Wednesday of each month at Re- cess restaurant off the square in Gainesville at 6:30pm. You should check it out if possible.

I use Advanta, but the rules as I understand them are that you cannot profit in the IRA from a close relative. I would suggest he sets up the account and then finds someone not related to you for lending.

Great to hear you are doing this! Are you possibly going to the conference in October? I have some ideas I’d like to talk with you about this. I just sold my house in Gainesville, Ga in April. I also still live in the area and glad to hear about this route your taking.
