Many MLS listings reducing list price the minute the inventory of houses FS increases … now i ask you all what does that mean? Does it mean seller price too high for "market"? What does it have to do with supply vs. demand?

Well I waited, worried, wrung my hands, went a little nuts with 2+ months vacant house. But waiting was worth it cuz I found the perfect tenants! Woohoo. Single woman military disabled, and her 23 y.old son who needs his own space for a hobby he has of creating camping locations in miniature, I havent heard of it or seen it. Apparently it's got a following, FB group, etc. Now he can spread out in the lower 1000 sq ft and mom can have the 7 big rooms on main level. They were thrilled and I am so proud of how pretty the house is for them. The son works 6 days a week at a rental co. Where the owner really likes him and wants him to stay longterm. Between them they are financially very qualified and she does have an older dog that is her buddy but she's not running any games with ESA or that garbage. Even though she's disabled I cant tell how and not allowed to ask. She seems able to do whatever she needs to do. Her bank shows her VA payment every month that will never stop at least not while they're living in this property. And the son is not into parties, lots of friends, etc. He seems very serious about his job, he does the work of 3 or 4 lesser people. The owner said he couold hire 3 more, strange, its a good place to work. Just wanted to thank you all for advisig me to hang in there and not compromise by allowing trash renters near my uber nice house.

What are they trying to hide? The first roadblock is getting a completed application from them, no one seems to be able to do it in less than 4 days! Even then it’s a sad testament to the average low intelligence level. It’s a simple form but I refuse to show the property without it, otherwise i am wasting my time. They agree to get it to me within a few hours but that almost never has happened.

A fellow contacted me asking if the rental I listed was in a gated community or had 24 hour surveillance. I was curious so called him. He asked if I was familiar with “vacation renting”. So I knew what he was talking about. I guess he hadnt heard of AirBNB.
He lives in CA but said he travels all over. He talked non stop in a thick accent and had NO listening skills. But basically he wanted to rent my property and then offer it as STR to whoever.
I said I didn't want it to be trashed (again) and he talked endlessly about how he puts up cameras, other security, knows exactly who is going in & out, cleaners are the finest, etc. Ad nauseam.
When i got the chance I asked him to talk less and listen more and then he got really stroppy and said “Don't ever tell me to talk less!” Has probably heard it before.
He hadn't even seen the ad so I asked him if he ever heard of the sales expression, seeing when you throw it, how much s**t sticks to the wall. He did shut up after that for a few seconds anyway. Couldn't believe a woman used a swear!
I got tired of his shtick and said goodbye but I was curious about how much he charges for a night. What really scared me is he said there would be families with kids. OMG! AND dogs …
There was a similar call from a company in Maryland that finds rentals for section 8 tenants that also was kinda scary. I've met with the Housing folks here in my city, and I know how much cash I would lose on section 8 since the printed rate for a property like mine s**ks. And it's run by HUD which is probably never gonna evict. So tenants stop paying their share …

Applicant sent photos of her "service" boxer and there is another boxer in one of the photos. When I asked, she said she was "fostering" it. Thats a new one for the lease! I don't know what the HUD regs are if they say they need another support dog (for the ESA dog) 🙀
I have a copy of the law on this so need to read up. I think HUD says we cant ask if the animal is service or ESA. If they let a relative move in who needs an animal, I wonder if that breaks the one animal clause in the lease! My city limits the number of occupants 2 per bedroom so I'm safe I think.
I’m beginning to hate dogs.

Tell her if you dont increase the rent they told you they would move out! And SHE will be in charge of marketing.
If this is a business who is running it? I agree with division of labor. Let her design the kitchen and hire plumbers etc.
Every multifamily property I look at has legacy tenants paying bottom dollar (actually pennies) rent, thats probably the reason they are available. I dont even bother.
Do you want these same issues every time you buy a property?. Just give the tenants their new leases and start cash flowing no need to pick apart every move you make.
Also you need and MUST HAVE a separate business account IN YOUR NAME so you can be the CFO your accountant requires it! You have one, right? Accountant? Hope its not her mother.
Unfortunately i can see the writing on the wall the property is in both your names. Make sure the rents are paid into a NONJOINT account. Or cash you can dole out to her weekly for her little shopping trips. Keep the rest for buildig your biz.
I’ve been there and didnt like it. Freedom to make decisions and execute is the best high!
Also if you decide to sell because the rents are in the t******t it will not attract smart buyers who dont want to face double evictions. Besides who knows what the eviction laws will be?????????
Ask your accountant to do a 5-year projection if you dont raise vs. if you do the 5%.
Also your cheap rents will attract low class tenants who are very experienced in not paying.

These red flaggers Have been history for a while now but it is very helpful to continue reading your comments. Had a lookie loo today who owns a boxer dog ESA i told her to bring to the tour she had an excuse why not but had photos which she also didnt show me. She agreed to bring copy of DL she didnt. She said she paid $1800 to apply to other rentals, didnt hear back. I guess thats a stadium sized red flag! Her excuse file must weigh 100 lbs. She “thinks” they “like it”. Agreed to submit son’s and wife’s applications tomorrow morning. Doubt it. Paper is still cheaper than carpentry!

“Do you allow dogs? I have 2 Great Danes.”
Russian accent:”I have a husky and a Doberman. I will give them to my BF who lives close by.” (Till he signs lease)
“I have 4 Yorkies, they are my family”
“My relative is moving in after surgery so we can help him and we have 3 cats and a dog. The cats are very respectful.”
“I cannot share the contact info for the person who signs my paychecks since he is my client and you might steal him.” (The guy is a construction worker, I’m never gonna be looking to sell anything to his boss)
Other possible canines I could welcome into my pristine home—american bulldog, german shepherd, rottweiler, etc.
I guess dogs are the most popular pets/ESA’s. Too bad they leave piles of s**t all over.
