Hi Daniel,

I am new, just a year. I do have a couple of investor clients. My first investment property was pretty simple. I had a roommate who was a good friend who shared my condo. When I moved out, he picked his own roommate and they stayed there for probably a good five years before my friend bought. I've purchased more condos since then. I currently has great tenants; however, I've gone through the eviction process - NOT fun. Make sure you run it as a business. You can't feel sorry for people; otherwise, you'll just be taken advantage of, no matter what story they give you.

Have you looked at starting with a condo or even a duplex and securing FHA financing? I have a couple of good lenders I work with who will be glad to share information and answer any questions you may have.

I live off of Gilbert Road in Mesa. 

I think anything N of Main Street on Gilbert is nicer.; however, the City is extending the Light Rail down Main Street to Gilbert Road, so that area is good for renters who need access to public transportation.

I like condos for the same reason you do. I just picked one up a few months ago that's cash flowing nicely. It was a pre-forclosure, granted, I may have gotten a better deal else where, but I know the complex, the HOA, and they do a nice job of taking care of the place. It needed quite a bit of work, but once it was rent ready, I listed it on the MLS; I am an agent, I had a three or four showings in the first couple of days and had an application come in shortly thereafter that I approved.
