Hey Rich Ng . Thanks for having a better memory than I. I'll be sure to write it down this time to note in the future. Sometimes I like to ask a couple of times to see what different people say so I can get information from multiple sources.

Hi everyone, I know that all evictions are different in regards to Cost and time, but could anyone give me an idea of the average cost for an eviction in Massachusetts. Also what is the average expected time it would take to fully get a tenant to leave the house?

@Jay Helms Yeah I thought it was a market that I haven't heard about people delving into. I am looking forward to success too. Need to put the systems up first to make the machine run.

@Brian Jordan Thanks for the tip ill definitely take a look at that video. In regards to CRM what do you like about Podio compared to other CRMS. I haven't used Podio but definetly will give it a look tonight. Congrats on the Wholesale deals and

Hey @Jay Helms

This may sound weird, but I am trying to develop a niche that is focused around evictions. Specifically buying houses that are in the process of an eviction that is to costly for the current investor. In turn I would then deal with the eviction for a reduction in price on the property. This would allow the current investor an easy way out to incur no more costs.

@John Foster Thank you for the book recommendation it is  currently on my must read list, but I will definitely move it to the top!

Hey everyone,

Recently I have been trying to start my Real Estate investing aspirations. Unfortunately, I think I am getting way ahead of myself, and not creating systems to follow once I begin finding deals. I think I have found my niche that I want to tackle, but as stated have not developed any systems to proceed further once acquiring my deals. What do you think are good systems for newbies to develop right out of the gate so that they can be prepared for being organized, finding deals, and moving forward once finding those deals?

I think what Neal Collins is saying, is while your tenant is agreeing he broke the lease, it doesn't mean he wants to be evicted. If you were being evicted would you want to pay the rent or just turn over and die. I'm sure there is a given time frame which you can serve him an eviction letter which is the main question you are asking. If that is your question I said call a lawyer, his receptionist will probably answer the phone. Ask the question and you will probably get an answer.
