Hi Mike R. Not to sound rude, but if it was such an easy question you would have the answer by now. Also you bring up a great point, post it in the housing section in sure you will get a response quickly. I understand lawyers cost $$$ but I'm sure it is not going to kill your budget to ask them a single question. Hope you find your answer soon. Evictions do stink and I wouldn't wish it upon any landlord.

Hi Mike R. I would have to agree that if you cannot find the correct answers you are looking for in regards to a time table or the law surround an eviction you should hire an attorney. What is the circumstance in which you cannot contact one?

@Douglas Snook  Since evictions are public records I check in the county courts housing section. Once I find the property that is in the civil suit, I locate the property owner by searching for the person who pays taxes on the property. After I find the owners address from the tax records I would send DM to them trying to target them.

I wanted to see what everyone thought the most difficult part of an eviction was for them. What caught you off guard, and what would you recommend to new landlords that are about to go through an eviction?

I am not currently closing on any deals at the moment. The reason I ask, is I am looking to move into a niche where I acquire homes under eviction duress. Whether that mean dealing with the aftermath of an eviction or allowing failing landlords a way out. I am trying to learn as much as possible, because I know evictions can cost a lot of money if handled incorrectly and be crushing to the investor. Do you think my niche is a possible market to delve into based on your experience?

Hey Mia Gomez I don't have a recommendation for you, but if you are starting out would definitely think about cost vs value. While you may find cheaper solutions to a whole remodel by a handyman, the quality might not be as good. Not to say you can't succeed by doing it this way, but I would always suggest finding a good reliable contractor. Working with my dad who is a contractor for many years, I have seen the horror stories that average handyman a can bestow on properties. What may be cheap in the beginning will cost you in the end. Hey Everyone,

If you are looking to buy a house while the current landlord is going through an eviction, do you have to finish carrying out the eviction? Can you carry out the current eviction? Will you have to serve a new eviction letter if you complete the sale before the eviction case has been closed. How does the eviction effect the sale of the property? Thank you for all and any help!

Hey Michael Elfant My father participates in the majority of the labor required for all projects. He does manage sub contractors for certain installations such as tile and cabinets etc. Are you looking at a project in Bergen county?
