Hi Angela,

Are you willing to seller finance to the current tenant. This is a very plausible option, however based on what you said, it seems you would like to sell for the full value and move on. You can get creative with owner financing/ Lease Option to make this work if you are willing to let the money come in slowly.

Hi Everyone,

I have taken a few months now to really and try and understand the current landscape of the real estate environment. Trough networking in the community and my W-2 in Sales, I have learned that to be successful in anything in this day and age you need to be able to provide value in whatever you do. This helps separate the masses from the select few at the top. One of the few topics that has consistently caught my eye is the idea of adding value to homes through Zoning.

I want to be honest, my knowledge is very minuscule around this topic and this is why I am reaching out for some guidance. What are some books that you recommend to learn more about how zoning in Real Estate can increase value in properties. How do you incorporate zoning into a purchase. What are the Risks you have seen in rezoning properties.

@Mike Hurney  I was there in the morning looking at a property and it seemed alright then. After taking a drive in the evening, I understand more of what you were getting at although I think it is still an area worth investing in.

Ok just wanted to make sure.  I have actually had the pleasure to meet Scot, John and Kelly and they are all great people. I would definitely recommend them to anyone. I will be sure to let you know if i find any other wholesalers/Rehabers in the area.

@Mike Hurney What do you exactly mean by "some big tough areas". I am working on finding good investments west of Boston with a lower point of entry and less a saturated market. I am trying to optimize my chances to start my investment career.

I was looking to see if anyone could recommend a wholesaler they like to use in the Ashburnham, Fitchburg, Leominster, and Gardner areas in Massachusetts who like cash buyers. I am open to all SFR's in any condition. Preferably 5 bedrooms or less. I appreciate the help in advance!
