Not sure how this works for financing out of Massachusetts, but if you are going conventional, you would also have to take into consideration your DTI ratio for the lender. I know in Mass residential lenders will take a fraction of the rental income as income.

Continuing in the tradition of "prehabs" - this one is literally a "shell out" - down to the studs, stripping everything with a new floorplan. You'll see it pretty much wide open.

This one is a good example of a "cosmetic" rehab - we COULD have gone crazy, and while Concord is super hot - we felt we'd get a high price with less effort. It is a good point of conversation - and feel free to criticize me if you hate what we did! :)

REHAB CHRONICLES - DEMO DAY UPDATE!

Bring your SLEDGEHAMMERS, your BEERs, and your GLOVES & MASKS!

As we start this special project, it will also be the first episode of the REHAB CHRONICLES series, so you'll get to be on our AAMAZING YouTube Channel - so of course, come dressed up. Or not - since we'll be taking down at least one wall and bathing in the remnants of a hoarder home!

We'll have some masks and tools available if you want to rip through some walls as well, bring cameras to CHECK IN on the action, your #ShutUpAndDoIt attitude and your fun... and a pen, you know, for signing the liability paper at the door in case you get hurt. :)

PS - this is MARKETING PURPOSES only, the hard labor isn't necessary, no need to truck anything out to a dumpster if you don't want! But feel free to take stuff if you want it. Some good stuff, and some stuff...ew.
