As a reminder on the background of this house, the seller was medically forced out into a longer term care option (now is one of our tenants!), and after 60 years of hoarding, it was fairly bad. Although VERY far from the worst we've seen. This was going to be a quick flip - but now, a very special rehab, as Nick's own Mom will be moving in (after demanding a garage, and a brand new 3 season porch, and a fireplace, and... we're a bit over budget!!).
