I'd talk to a stone mason before making a move. Usually stone is attached over the sheathing material with a vapor barrier and wire mess to allow the motar to bed in.
I'd be careful about figuring the labor to gently remove it (big hammers are awesome, but in good and bad ways :) It could take some time.
I love hardie-plank siding. Great for moisture, fire and bug resistant reasons. I resided my whole live-in fixer with it.

@Brandon Frulla Right! I've never seen anything like it.. It's even uglier in person.. But that's the issue I have no idea what is between the structure and the stone, it is vacant so I may have to go back and dig deeper and try to figure it out..

I have just recently seen this house as a potential flip, It is in a good location and has a lake view from the front door! However I have never seen such an ugly exterior.. Has anyone ever renovated an exterior similar to this? I'm wondering if id be able to knock the stone off and do some vinyl siding.. Any advice is appreciated and Happy Thanksgiving to everyone!
Hey Everyone,
So I'm in a tough position here, I have recently been laid off of my union construction job and I am trying to figure out how I can invest in real estate with no current income and little savings.. I own one apartment building but it is not enough for me to have no additional income obviously..
I have thought about a few different paths, I could wait until work picks back up in the area and continue saving and continue buying rental properties over time, but I am not crazy about that industry, although it pays fairly well. The other option I've been thinking is to take the classes necessary to obtain my real estate license, become a licensed realtor and earn my w-2 income this way while still continuing to save and purchase rentals over time.
Would it be irresponsible of me to try to obtain a HML for some cash flowing multiplexes?

Hey everyone,
I contacted the city and asked about the zoning of the building and they told me that the property is zoned for GB (General Business) and would allow for a multi-family dwelling that would permit 4 or 5 units! I am going there to estimate my rehab costs, I would be performing a lot of the work myself and with some co-workers (one co-worker has a contractors license with the city) and the other a plumbing license, my dad is and electrician. I feel comfortable with my ability to complete the work as I am mechanically inclined and I have a lot of experienced people around me. I will check back in once I figure my estimated rehab costs.

Thanks for your reply! I agree with everything you've said.. I have a few questions though, how do HML's work? How would I pay that back would they receive the payment in full when I get a mortgage? So essentially my conventional mortgage loan would pay them back, correct? Also I've had no experience with hard money lenders will I be able to get a loan still? I also bought my triplex 7 months ago using an FHA loan so I still have to live there for another 5 months..
