@Reagan George - I've seen people like yourself find success bird dogging near where they live. Easier intro into the conversation, and word of mouth eventually compounds into you being the go to in the neighborhood to sell houses. Hope this helps

Hi @Nathaniel Ortiz - these types of deals can be difficult to analyze, but if you have a end buyer interested then breaking it down piece by piece is best.

Walking the property before submitting an offer is the best way to hedge against risk. If that's not an option, the MLS will have tax records attached to the address.

If you don't have MLS access, I'd recommend accessing the County CAD. Googling whatever county it sits in and "CAD" will bring this up.

As for comps, setting your date search criteria back a few years will give you the best results for such a one off property. 

All transactions that are facilitated through the MLS get recorded. Only cash offers fall under the "non-disclosure" category.

@Sarah Klein piggy backing off of @Pete Harper's post, the Bryan-College Station MSA was the second least impacted relative to unemployment throughout this pandemic nationally. Small town barrier to entry at 100k without the risk of the small town cons @Bruce Lynn points out. As for central Texas, the best option if the 1% rule is top priority would be both Killeen and Copperas Cove.

Per Texas A&M real estate center, the Austin-Round Rock MSA experienced the lowest rates of inventory since data started being recorded in January 1990. 

At 1.4 months of inventory for the MSA, finding somewhere to live has become harder than ever.

Otherwise, the City of Austin is the best market. Double digit increase in median price sold YOY throughout pandemic

We have had the most job growth nationally -33% - since 2010 with projected continued growth through this one-off year.

Similar trend can be seen in Nashville.

If I were only flipping in small towns, Bastrop would be where I looked first. Bastrop county and Travis county were the only two counties to show increased median sales price throughout the entire pandemic. 

The ecosystem surrounding and supporting Tesla will need somewhere to live, and it's the half way point between Houston and Austin.
